There are many factors that go into preapproving you for a new mortgage. Down Payment, Closing Costs, Taxes, Insurance and more. But Ultimately, the number one factor is YOU. What we mean is what can YOU Afford? Many times a preapproval can be much more than what you want to spend on a monthly basis. So what we suggest is to really sit down and figure out how much per month you can afford to spend on a mortgage and still be able to save! Go through your budget and really think about it.

When applying for a loan there are some items that you should have handy:

Last 2 years W2 statements (Full tax returns are preferred and necessary on case by case basis)
Two recent Bank Statements- All pages on all accounts (Checking, Savings, IRA, 401k, etc.)
Drivers License & Social Security Card
Two to four RECENT Pay stubs

These items are helpful for accurately prequalifying you for a new mortgage.

What NOT TO DO:
DO NOT apply for additional credit without consulting your loan officer first.
DO NOT deposit large sums of CASH or unexplainable checks into your account.
Payroll, tax refunds, etc are OK.
Over $500 in CASH is NOT OK!
DO NOT accept any gifts for your new home in the form of Cash or Check without consulting your loan officer first.
YOU ARE ALLOWED to get a gift but it must be documented properly (it is easy, just call first).
DO NOT quit your job!
DO NOT switch banks.
DO NOT make expensive purchases that may affect your credit sore or debt to income ratio.
